On Victorian terraces and in the conservation areas of Harefield and Ruislip, a matched timber soffit usually looks right and keeps consent straightforward. On a post-war Hayes or Yeading semi where the fascias are already white uPVC, a matching vented uPVC soffit finishes the job and never needs painting.
Whichever you choose, the ventilation has to be right. A solid board with no path for air will trap moisture in the roof space, so we use vented soffit boards or add over-fascia or circular vents to give the loft the airflow it needs.

The soffit does not sit on its own. Along the same eaves it meets the fascia that carries the gutter, and rot spreads from one to the other. Renewing only the soffit and leaving a rotten fascia beside it means going back up the same scaffold again before long.

The soffit is where most roofs take in air at the eaves. That airflow carries moisture out of the loft, and without it warm damp air from the house condenses on the cold underside of the roof, drips onto the insulation and the ceilings, and rots the timbers over time.
When we renew a soffit we keep or improve that ventilation, with vented soffit board, circular vents or over-fascia vents sized to the roof, and we keep the path clear at the eaves where topped-up loft insulation often blocks it. If you have had condensation, black mould in the loft or damp patches on upstairs ceilings, the soffit is one of the first things to check.
