Why a Roof Inspection Matters on Hillingdon Homes

What a Roof Inspection and Survey Involves

A survey starts inside. We look in the loft first for daylight, damp, staining and the condition of the timbers, the underlay and the insulation, because that is where the evidence of a leak usually shows before anything is visible outside.

Then we get up to the roof itself, by ladder, tower, scaffold or foot access as the roof allows, and where a roof cannot be reached safely we use a pole camera or a drone. It depends on the roof. Many surveys are done from a ladder, a tower or by foot access. Where a roof cannot be reached safely we use a pole camera or a drone to get the detail. If a survey does need a scaffold or tower for full access, we will tell you before booking.

How long does a roof survey take and when do I get the report?

The on-site inspection of a typical house roof takes around an hour to ninety minutes. The written report with photographs normally follows within two working days, and we can turn it around faster where a purchase deadline needs it.

Will you quote for any repairs you find?

Yes, if you want us to. Any repairs identified in the survey are quoted separately, so you can see the cost, but there is no obligation to use us for the work. The survey and its report stand on their own.

Is a roof survey the same as a full structural survey?

No. This is a roofing condition survey carried out by roofers, focused on the roof covering, the roof structure seen from the loft, the flashings, the chimney weathering and the rainwater goods. It is not a RICS Home Survey and it does not replace structural engineering advice where a structural problem is suspected. Where we see something that needs a structural engineer, the report says so.
